With the notification email of handover Wasl will provide Premise no, which is what DEWA needs to activate electricity connection for your townhouse. You can also see the Premise no near the Electricty or Water Meter located in the garage. You will need to register for Activation of Electricity and Water (Move-in) Service. Note that if you have an existing account as tenant at your current residence it is not possible to transfer that account to your Gardenia unit. Transfer only works for tenants and not owners. Therefore you will be required to apply for a new activation(Move-in). DEWA takes 24 hours to activate new account. You have the option to visit DEWA Customer happiness centres or apply online. What are the steps? Download and complete the form "Gardenia Service/Contractor Approval and Registration" from the Downloads section Email the filled form to 800-WASL (9275)​ oam@wasl.ae​ Attach the following with your email 1. Lay out drawing, Plans & Specifications for the proposed works 2. Detailed Scope of Work – to be submitted by the contract on their company letterhead – stamped and signed with the following details i. Duration of Works ii. List of the Staff who will be at site to carry out the works 3. Identity Documents of each of the staff a. Passport b. Visa c. Emirates ID – both sides 4. Copy of the Contractor’s All Risk Insurance Policy OR Home Modification/ Improvement Undertaking Letter 5. Attached contractor registration to be filled in with the details. Once the documents are received, it will be forwarded to the concerned team for review and confirmation whether the subject work falls under major/minor category. Once the request is approved, the NOC fee and the security deposit will be advised to the requestor. In case if any additional information or documents are required, the requestor will be informed via email. After approval a deposit is to be paid You have to pay NOC fees(AED545) + Security deposit(AED5000) + additional fees depending on minor or major design by bank transfer to Wasl. The Security deposit (AED5000) shall be refunded to you after satisfactory completion of works. How long does it take to get a NOC for landscaping? They should respond within two working days. Sunday-Thursday. In worst case it should not take more than 3-4 working days otherwise you may need to follow up with them by email and phone call. Upon layout approval you will receive an email with bank details to transfer the NOC fees and security deposit. Upon receipt of the fees you will receive receipt and NOC by email.

The refund is handled by OAM. Once the Landscaping work is completed you can send an email to OAM with - Photo/s of the entire garden area (front and backyard where the modification was done as the team needs to ensure conformity to the approved layout) - Photo of the front entrance of the villa where the villa number can be seen - Payment receipt copy recevied at the time of security deposit. - Beneficiary bank details for processing the refund Account Name Account Number IBAN Swift Code Bank Branch It takes few days for refund to be completed.

There is no water coming to the pump from the supply tank Sometimes the DEWA valve is closed that stops the water to the supply tank located under the garage area.

Answer contributed by Arvind /Shalini. In case you are not geting an alarm that says "No water" and you get momentary pump start sounnd then it may be that the gate valve at pump discharge is closed.

Answer contributed by Maha: In the kitchen there’s an exhaust fan hole near the cooker on the ceiling. It is operated by the large switch located alongside the kitchen AC controller and other small light switches. To test if exhaust system works, bring a tissue paper near the diffuser covering the exhaust hole. If the fan is sucking air, the tissue should get pulled up to the diffuser. The maintenace willl need to fix something(exhaust motor) on the roof to resolve if the system does not work.

It means the AC gas has leaked. Call maintenance numbers to fix it. (See General Section of FAQ for Wasl OAM contact) (See Troubleshooting Section of FAQ for below answer) I moved in recently and need help starting or solving something in the house.
